Contractors take advantage of longer days and better weather. Facility teams finally get to projects that have been sitting on the list for months.
It is a productive time of year.
It is also one of the times of year when environmental issues tend to show themselves.
Not because the risks are new. Most of the time, they have been there all along.
The asbestos did not suddenly appear when the renovation started. The lead paint was not created when someone decided to replace a window. The moisture problem probably started long before anyone noticed the stain on the ceiling.
What summer does is put buildings, systems, and projects under pressure.
Renovation work increases. Buildings experience higher temperatures and humidity. Mechanical systems work harder. Occupancy patterns change. Schedules get compressed. Contractors and maintenance teams are trying to get as much done as possible before fall.
When all of that comes together, issues that were manageable yesterday can quickly become delays, compliance concerns, safety problems, or unexpected costs.
The good news is that most environmental problems are much easier to deal with when they are identified early.
A little planning, the right information, proper training, and a clear understanding of what is in a building can prevent a lot of headaches later.
Here are some of the environmental risks we see organizations dealing with most often during the summer months.
1. Renovation Surprises
Summer is renovation season for a lot of organizations.
Schools are trying to finish work before students return. Housing providers and property managers are using the warmer months to complete repairs. Commercial buildings are fitting projects into tight windows. Contractors are moving quickly because the schedule often demands it.
That pace can be productive, but it also creates risk.
One of the most expensive environmental problems is the one discovered after demolition has already started.
Older buildings may contain asbestos in flooring, mastics, pipe insulation, ceiling materials, plaster, roofing materials, or other building components. Pre-1978 buildings may contain lead-based paint that can be disturbed during window replacement, sanding, demolition, repair work, or renovation.
When those issues are identified early, they can be planned for. When they are discovered in the middle of a job, the project can stop.
At that point, the issue is not only environmental compliance. It becomes a scheduling issue, a budget issue, a contractor coordination issue, and sometimes a public communication issue.
The practical step is simple: know what is in the building before disturbing materials.
That means reviewing existing records, completing surveys or sampling when needed, communicating known conditions to contractors, and building environmental review into the project schedule from the beginning.

Students may be out of the building, but the building itself is often very active. Maintenance teams are working. Contractors are coming in and out. Flooring, ceilings, mechanical systems, classrooms, and common areas may all be touched before the new school year begins.
That makes summer a critical time to review asbestos management responsibilities.
AHERA is not just a binder that sits on a shelf. A school’s asbestos management plan should be part of how the building is actually managed, especially when repairs or renovations are taking place.
Before work begins, schools should know whether planned activity could disturb known or suspect asbestos-containing materials. Contractors should have access to the information they need. Required inspections, surveillance, reinspections, annual notifications, and records should be current and organized.
The goal is not paperwork for the sake of paperwork.
The goal is to prevent accidental disturbance, protect students and staff, support maintenance teams, and make sure the school is ready before the pace of the academic year returns.
Summer is a good time to ask a simple question:
Is our asbestos management plan current, accessible, and actually being used?
If the answer is not clear, it is worth addressing before work begins.
3. Lead Paint in Older Buildings
Lead remains one of the most important environmental concerns in older housing and child-occupied facilities.
For property owners, landlords, schools, childcare facilities, housing programs, and contractors, summer repair work can increase the chance that painted surfaces will be disturbed.

- Are workers being given time to acclimate?
- Are indoor heat conditions being considered?
- Are procedures documented?
- Does everyone know what to do if someone shows symptoms?

5. Mold, Moisture, and Humidity
Summer humidity can reveal building problems that may have been developing quietly.
Moisture can come from roof leaks, plumbing leaks, poor drainage, condensation, HVAC issues, storm events, or areas of a building that are closed off or underused. Once moisture is present, mold concerns can develop quickly.

Testing can be useful, but the long-term solution depends on understanding the source of moisture. Without that, cleanup may only address the visible problem while the underlying issue continues.
Facility teams should pay close attention to musty odors, staining, water-damaged materials, condensation, high humidity, and HVAC systems that are not controlling moisture properly.
This is especially important in schools, multifamily housing, commercial buildings, and facilities with areas that sit vacant or receive less routine attention during the summer.
When mold concerns are handled well, the process is systematic:

That may include flushing low-use fixtures, maintaining hot water systems, reviewing cooling tower maintenance, checking areas of reduced occupancy, assigning responsibility internally, and developing or updating a water management plan.
The specific needs vary by facility, but the leadership principle is the same: building systems need active oversight.
Water quality concerns are easier to manage when the organization knows the system, understands the risk points, and has a plan in place.
7. Documentation and Training Gaps
Summer projects have a way of revealing whether an organization’s compliance system is actually working.
It is one thing to have records somewhere. It is another thing to have current documentation that can be found quickly by the people who need it.

It is having the systems and people in place to manage the rule when work is happening.

One thing I have learned over the years is that environmental issues rarely become problems overnight.
Most of the time, there were warning signs.
- A building record that was not reviewed.
- A survey that was not completed.
- A maintenance issue that kept getting pushed down the list.
- A training requirement that slipped through the cracks.
- A contractor who did not have the information they needed before work began.
Summer simply has a way of bringing those things to the surface.
The organizations that manage risk well are usually not the ones with the biggest budgets or the newest buildings. They are the ones that ask questions early, understand their responsibilities, and take the time to plan before work begins.
That approach protects more than compliance.
It protects people. It protects schedules. It protects budgets. And it helps projects move forward without unnecessary surprises.
