North Peak Brewing Company – Environmental Oversight & Brownfield Compliance

Scope of Work :

Environmental Testing & Consulting (ETC) provided third-party environmental oversight services for a petroleum-impacted redevelopment site in the City of Bay City, Michigan. The project supports a Michigan Renew Brownfield Grant and involves the adaptive reuse of a former gas station into a mixed-use development that includes residential lofts within a historic waterfront structure.

Environmental Challenges

The subject property was historically operated as a gasoline service station and contained underground storage tanks that resulted in petroleum impacts within native clay soils. Although clay soils can limit migration, vapor intrusion potential remained a key concern due to the planned inclusion of residential living units within the redeveloped structure. The site’s proximity to surface water and complex subsurface conditions added further regulatory and environmental sensitivity.

  • Reviewed environmental work plans addressing petroleum-impacted soils and vapor intrusion concerns
  • Oversaw asbestos surveying activities to support early-stage building renovations
  • Ensured ongoing compliance with Brownfield eligibility criteria throughout phased redevelopment
  • Coordinated environmental review efforts to support mixed-use redevelopment, including residential occupancy

Project Progress

Asbestos surveying was completed early in the project to allow building renovations to proceed while subsurface investigations and mitigation planning continued in parallel. Due to the site’s challenging soils, waterfront location, and residential reuse considerations, environmental services have extended into ongoing phases of redevelopment oversight.
